Friendswood was founded by Quaker settlers in 1895, and it still feels like a place that was built on purpose. It sits 25 miles south of downtown, straddling the Galveston-Harris county line between Clear Lake and Pearland. About 40,000 people live here. The schools are strong. The streets are quiet. Housing ranges from 1970s ranch homes in the original sections to newer 3,000-square-foot builds on the south side. It's one of the few Houston-area suburbs where "small-town feel" isn't just marketing copy.

The complication in Friendswood is water. Clear Creek runs through the heart of the city, and Harvey hit hard here — homes along the creek were flooded, elevated, rebuilt, or are still mid-renovation. Entry points, stair configurations, and property access may have changed since the home was originally built. We always confirm current conditions before quoting a Friendswood move near the creek.
