Pearland was farmland south of Houston until the late 1990s. Then 288 got widened, master-planned communities started going in, and the population exploded past 130,000. Shadow Creek Ranch, Silverlake, Southgate — different subdivisions, same formula: single-family homes built since the 2000s, community pools, HOAs, and easy access to the Medical Center and downtown within 20-30 minutes.
