Spring stretches north of Beltway 8 along I-45 and the Hardy Toll Road — a massive unincorporated area that covers dozens of subdivisions across Spring ISD and Klein ISD. Old Town Spring still has its railroad-era charm, but the growth is further out: master-planned communities like Spring Trails and Harmony drawing families with affordable new construction in the 2,500-4,000-square-foot range. Housing runs from modest 1970s ranches near FM 1960 to brand-new two-stories past Louetta.
Spring moves are distance jobs. Two Spring addresses can be 20 minutes apart, and I-45 between the Beltway and Spring is one of the worst commuter corridors in Houston. The newer subdivisions are easy once you arrive — wide streets, proper driveways, room to work. Older sections near FM 1960 have tighter lots and narrower access.
