Postwar Ranches and New Construction Under the Oaks
Locals call it GOOF. Garden Oaks and Oak Forest sit just north of the 610 Loop, built out as postwar suburbs in the 1940s and 50s — single-story ranch homes on generous lots under a canopy of oaks, pecans, and pines. It's one of the few inner-city neighborhoods where you get a real yard and a central location. But like The Heights and Bellaire, GOOF is deep into a teardown cycle. Original ranches come down, and 4,000-square-foot new builds go up on the same lot.
That means one block can be two completely different moving jobs. The ranch is single-story, wide doorways, flat floors, easy carry. The new build next door is two stories with tighter lot coverage and construction vehicles parked out front. Mature tree canopy limits where a 26-foot truck can park.
