Timbergrove Manor is the anchor subdivision: one-story brick and frame homes that have been steadily renovated or torn down and replaced with larger two-story builds over the past two decades.
This is one of Houston's easier inner-loop moves. Lots run 7,000-10,000+ square feet, driveways are wide, and the original ranches are single-story with generous hallways. The catch is the transition happening block by block — new-construction two-stories add stair carries, adjacent-lot construction can block street parking, and carry distances from truck to back bedroom can hit 80-100 feet on those deep lots.
